Advantages of Framing With Steel Studs

I have heard all sorts of stories over the years of the advantages in framing with steel versus wood studs. One time I even heard you could build an entire house with the amount of recycled steel from a large automobile such as a Cadillac. I find this hard to believe unless you're building a very small home.

My personal favorite for framing with steel studs is that they are extremely straight. I have built nonbearing partition walls using 12 foot 3 1/2 inch wide steel studs and after the drywall you can lay an 8 foot level to check it for straightness on the wall with amazing results.

If you use 3 1/2 inch wide steel studs with 5/8 of an inch drywall you will get an extremely durable and sturdy wall. Framing was steel studs is common in office renovations or remodeling. Most of the steel stud framing is done via the drywall contractors.

Steel studs and termites do not mix. You'll never have to worry about these little buggers or other uninvited house pests damaging your walls.

Over the years I have heard stories that steel framed buildings are earthquake and fire proof. They might be more resistant to fire than wood but keep in mind when metal is hot enough it will bend and warp making it unusable.

When I hear people talking about a fireproof building built with metal framing components my first thought is all of the other materials used in building the house that are not fire resistant. Don't get a false illusion when buying a house framed with steel studs and think it is 100% fire proof.

As far as steel framed buildings being earthquake proof this is another story. I really can't comment too much on earthquake damage to a steel building. The problem with earthquakes is they seem to create fires. So even if you're building does survive an earthquake it could get damaged by a fire in the area.

I have framed more wood homes than steel homes over the years and my steel stud construction is limited to nonbearing partition walls usually located in office buildings. I love framing with metal because of its light weight and ease of construction.

I still love framing with wood. There is something about what framing that I have always loved and always will.

Cupolas - Functional, Plus Create Curb Appeal

Cupolas provide the right accents that transforms buildings and enhances value for years to come. Ornamental and impressive, their elegant design creates curb appeal.

Enchanting us throughout the centuries, cupolas provide dramatic architectural accents. Originally built dome shape, they now come in different geometrical shapes, according to the design of the roof which it will be placed upon.

Cupolas provide a focal point of stateliness to the buildings upon which they are placed. Built to provide a view, to ventilate, or provide light, while others are strictly ornamental. All cupolas are ornamental, others include the functional aspect of naturally ventilating the structure they sit upon by circulating air. These architectural accents also provide an inexpensive light source and a scenic view.

Functional cupolas are designed to naturally ventilate the structure they sit upon. Our forefathers understood the importance of ventilation and that heat rises, so by placing cupolas on the roof, the hot stagnant air is released through the louvered sides. This flow of air eliminated wood rot, mildew and musty odors. By doing this the structures had a longer lifespan. Did you know the heat on the roof is 30-35 degrees warmer than on the ground?

Cupolas on barns were very important during the 19th Century, they provided ventilation for removing stagnant air, drying hay as well as a light source. It was during this time, window cupolas became very popular, especially among homes along the coast as they provided a 360 degree view of the ocean and country side.

An ornamental structure with windows is called a lantern as it admits light. In some cases the cupola forms a room that can be reached via an interior stairway. Such a structure is called a belvedere. This is an Italian name meaning, "beautiful view.Creating a summer house on height, a bellvedere can be roofed but open on one or more sides. This architectural accent forming the entire top floor can provide a meditation room, a secluded place to read a book, a retreat for painting, star gazing or just enjoying the scenery. It also can be a high perched sunroom with a magnificent view.

Architects describe cupola as small structures that sit on top of a roof, in the center of a building, at the highest point. These architectural accents, with their impressive design provide a focal point, while creating curb appeal. Cupolas are often a landmark on commercial buildings, a personal finishing touch on a home or country property.

These architectural accents are still being used, a design that goes back to ancient times. Similar to the globe on a flag pole, they provide a finishing touch. A ventilating cupola can save you money, as they provide a natural flow for warm air to exit through the louvered or window sides. A cupola can be built to form the entire top floor that provides a panoramic view of the ocean and country side.

Your personality is demonstrated to all by the appearance of the exterior of your buildings. The addition of these architectural accents improves not only the quality of your look, but the value of your property for years to come. Creating curb appeal with pizazz!

Dangers Using Wood Stair Cleats - New Stair Construction

I would imagine most people don't even know what it wood stair cleat is, in construction we have so many words that describe the same thing. A stair cleat is another word for a thread bracket. In other words it's the part of the stairway that connects the stair stringer to the stair step. These have been used for years and over time, most of them will develop the same problem.

Most wood stair cleats loosened up and create a safety hazard. If the stairs are located outside in extreme weather conditions, for example, if it rains or snows a lot, extremely humid humid weather, or extremely hot and dry temperatures, your staircase might not last that long, if it is or isn't maintained properly. It's not a bad idea to use steel or concrete for stairways in these climates.

If you're ever walking up a set of stairs with wood cleats and the stair steps feel a little loose or wiggly, make sure you examined the stair cleats for safety. It's not uncommon for someone to be walking up or down a set of wood stairs and having the stair step or tread giveaway because the wood cleats has loosened.

If the wood stair cleats are nailed to the stair stringer, the nails can loosen up, causing it to become loose, as you walk up and down the stairs applying pressure to the stair cleat, this will create movement in between the stair step and the stair stringer. This could cause the cleat to crack, break and separate the connection between the stair step in the stair stringer.

I would suggest using metal brackets instead of wood cleats. The metal brackets will not crack or disintegrate like some wood cleats. Stair building brackets of course can loosen up and should be maintained regularly.

If you decide to use wood stair cleats, I would suggest using screws instead of nails and drilling holes in the wood stair cleats, most of the time this will prevent cracking the cleat. Try to use a thicker material for the stair cleat, for example using a 2 x 4 with lag screws and washers would be better than using a 1 x 4 with nails.

If you're walking up a set of stairs and a stair step feels loose, contact the owner of the property and let them know, they have a problem with their staircase.

Dealing With Condensation

Last winter I had a major problem with condensation which was especially prominent under the bay window in the living room and the built in wardrobes in the front bedroom. I spent some time researching the causes of condensation and found that ventilation is key. The built in wardrobes were especially bad because they were located on a North facing external wall. They were also full of clothes and the when the doors were closed there was no ventilation.

Last winter I stripped the wallpaper in the built in wardrobes because it was covered in black mould and smelt musty. I bleached the walls and painted them with an anti-condensation paint. This did get rid of the smell but the walls were so cold that the anti-condensation paint didn't make any difference. When the warm air in the bedroom hit the cold wall within the wardrobe there was no stopping the water vapour from appearing.

Last week I thought to myself - "I need to do something about this condensation before winter arrives". Not knowing what the solution was I took a trip to B&Q and had a look around for anything that might have helped and there it was - 'Warmaline wall lining', basically a roll of polystyrene that you use just like wallpaper which provides an amazing insulation from the coldness of the wall. I added three layers in all just to ensure that it worked and to my amazement the walls have been consistantly warm. Not only does Warmaline insulate the wardrobe it also stops your clothes getting cold which in turn stops and damp and mould growth on the clothes.

Accessibility in Bathroom Remodels

If someone in your family has a disability or is aging, your bathroom remodel design will either make the remodeled bathroom more comfortable and accessible or inaccessible. Your design can easily incorporate the features and space recommendations that will make the bathroom more accessible for everyone.

The housing industry has outlined several levels of accessibility standards in bathroom design and construction ranging from barrier free to accessible to industry standard housing. The main difference is in how accessible it is for everyone with special needs. Over the last few decades, bathroom designers, architects and manufacturers of fixtures and other bathroom safety products have begun to respond to the need for greater accessibility (and safety) in bathrooms. The result is a set of standards known as universal design.

Many of these features are nice to have in any home and can be added with little or no cost when you remodel a bathroom. Regardless of your current situation, you might want to review the list and see if some of these recommendations can work in your new bathroom for the comfort of your family.

The universal design recommendations for bathrooms include:

  • Place electrical receptacles at 15 or 18 inches above the floor
  • Allow a door opening width of 34 - 36 inches
  • Leave a minimum of 18 inches of clear floor space beside all doors on the "pull side" to allow space to get out of the way when opening doors
  • Leave a turning space in the bathroom of 5 feet in diameter (for wheelchair)
  • Use contrasting colors between floor surfaces and trim to make them easier to see
  • Choose easy-to-use hardware: lever door handles, push electrical plates, loop handle pulls on drawers and cabinet doors, lever faucet handles, touch latches, keyless locks
  • Position light switches 35-44 inches above the floor, maximum
  • Pressure balanced anti-scald valves at tubs and showers
  • Hand-held showerheads at all tubs and showers in addition to fixed heads.
  • Bathing fixture requirement: minimum 5 feet long by 3 feet deep (4 feet preferred) curbless shower or tub with integral seat, waterproof floor and a floor drain
  • 30" by 48" clear floor spaces at each fixture (spaces may overlap)
  • Clear space of 3 feet in front and to one side of toilet
  • Toilet centered 18 inches from any side wall, cabinet or tub
  • Broad blocking between studs in walls around toilet, tub and shower for placement and location of grab bars
  • Minimum lavatory counter height of 32 inches
  • Clear knee space 29" high under sink (may be accomplished with fold-back self-storing doors)
  • No pedestal sinks
  • Mount sink as close to front of countertop as possible.

These are the primary elements of "universal design" in bathrooms. You might, however, choose to install grab bars in tub and shower and beside and in front of the toilet simply because it is helpful for people of all ages and physical ability.
