3.) At this point it will be handy to start a filing system, perhaps folders, for each creditor that you need to contact to either fix faulty information or to add favorable information to you credit reports. You can keep your notes, letters you write to creditors and reporting agencies and other important information organized this way.

4.) If there are errors or omissions in your credit bureau reports, write letters to both the reporting bureaus and the creditors involved and provide them with as much detailed information as possible. You will want to include copies of any supporting documents and you might even want to include a copy of the credit report with the item in question circled if you are requesting a correction in a reporting error.

5.) Once you've contacted your creditors and the bureaus in writing, get copies of your credit reports again (you should wait 30 to 60 days to give them time to correct their errors). If the corrections you've requested aren't showing, write them again. It may be necessary to repeat this step a few times - the squeaky wheel will get greased most quickly.

6.) If you don't get the changes you've requested, you can contact the Federal Trade Commission and make your case known to them. Under the Fair Credit Reporting Act, they can help you get results.

7.) Be sure that once you've fixed any errors or omissions, you keep monitoring your credit report on a regular basis and that you always manage your money wisely to keep your credit score top-notch.

Generate Homemade Electricity Yourself

An alternative way to create electricity had always remained a big issue for every scientist and common man. The best possible way to produce alternate electricity is by wind power. Now the question arises is "how you can actually do it?" Thinking? You don't have to. I am suggesting a very good and effective method to do it. All you need is to make a wind turbine or a windmill (same thing).

Here goes the method to make it. It's very simple and anyone can make it by his own and using his home spare things.

Blades of wind turbine are turned by wind and the shaft spins, which is connected to the generator and electricity is produced.

Main parts of a wind turbine are:-

1) A generator
2) Blades
3) A mounting
4) A tower
5) Batteries
6) Electronic control system

A 30volt motor is needed. Now hub and blades are to be connected. For blades, take one 24 inch long pipe (may be pvc) and then cut it into 3 pieces by its circumference. For bolting blades into hub, a toothed pulley of 5 inches can be used, where the motor shaft can fit into. Now assemble blades with hub, by drilling holes.

Mounting of the turbine can be done by strapping the motor into a 2 X 4 wood piece. Heavy aluminum sheet can be used to make tail, which will keep turning into wind. 3 feet diameter plywood cutout can be used for tower base. A U-shaped assembly having a 1.5inch Tee in the middle has to be built. Batteries with blocking diode connected to batteries (for power prevention) are needed to spin motor/generator. Charge controller should be connected for running everything. The Controller is connected to wind turbine. Battery supply all load and needs to be charged. Well, you are done!

Insulating The Older Homes

For those who bought an older home and have just been delivered safely through a cold winter, you are lucky; many home owners buy older homes that have inadequate insulation, and wonder how to solve the problem without wrecking the interior or exterior decorating job. Well, there are several options available and some of them offer minimal intrusion to the decor.

Areas which let in the cold are, traditionally, doors, windows, ceilings, floors and walls. Ha! What else is there?

Let's attack these in the order of least expense: It is fairly inexpensive to seal doors and windows using caulking or weather strip, but you should only consider this route if you feel that drafts are coming in this way. Coldness coming in is a different matter. If your windows are not double glazed, you will feel coldness coming through the pane of glass.

If you wish to hold off on permanent double glazing, there is a system that is inexpensive and easy to do and which will shrink your heating bills. Your local builders' yard or hardware store will probably carry special 'cling film' packs to double-glaze your windows; they are inexpensive and effective. They can be installed easily, by you, on the inside or outside. A big difference will be felt if you at least cover the north, west and east windows. The money in heating costs that you save by using them may pay for your new double glazed window units within three years.

A storm door is also great for keeping in the warmth. It's just an extra door in front of your front door, and it helps to keep out the worst drafts and cold.

Ceilings are not so difficult to insulate if you can access your attic. The level you want is between R38 and R60.

The biggest loss of heat is probably also the most expensive to correct - that of the walls. When building a home, it is fairly inexpensive to lay the pink insulation between the outer and inner wall. However, this is not an option in an existing home.

The best option is to choose a local company to 'blow-in' or 'spray in' the insulation using their special machinery. This comes in the form of fiberglass, foam or cellulose. Foam is the most thorough (it gets into all the crevices) and the most expensive, with fiberglass coming up a close second.

This system can save an estimated 30% on your bills. It can also be blown into attics, so it may be worth getting two quotes: one for walls only and one for walls and attic, and then you can choose.

If you have an un-insulated basement, now would be a good time to insulate it; it is not a difficult job and it is one of the improvements that will greatly decrease the size of your heating bill. Meanwhile if you feel cold air coming up from the basement, think of hanging a curtain or installing a permanent door to block off the part that is not heated.

One of the simplest things to remember is natural energy. If you plan to re-model your home, and you can choose where to put a window, place it on the southern side of the house. A small overhang will stop it getting too hot in the summer (24 inches is ample) and the winter sun will still peep below it and warm up your room in the winter.

While we're on the subject of natural energy, it has almost been forgotten that trees can be a considerable help. If you plant evergreens near your north and west walls, you will be protecting your house from cold and wind. Since these walls will not get much (if any) sun, you will not be blocking out the warmth of its rays.

Conversely, if you plant deciduous trees (which drop their leaves in the fall) outside your south and east windows, they will allow the sun to warm your windows in the winter, but in the summer their leaves will shelter the window and you will not feel the heat so much.

Problems With Building Contractors

Sometimes as contractors we get in a hurry and we just want to finish the job. We told the homeowner we would be done in three months, at the same time the homeowner keeps adding new work to the list.

I ran into a problem like this on one job where the contractor was in a hurry to finish the flooring and chose to go right over the existing floor that was out of level. He told the homeowner he didn't have time to repair that section of the floor. He was installing half-inch plywood over 1 x 6 diagonal floor sheeting to strengthen up the floor.

This floor was going to require quite a bit of attention from the contractor and his crew. The homeowner should have hired another contractor to repair the floor while the original contractor finished the house remodel. When your contractor gives you that much grief about any work, you need to start thinking about hiring another contractor or at least finding one to complete the task your original contractor has no interest in.

I felt sorry for the homeowner because this was not what he wanted and he was upset with the contractor but the job was done. This is my warning to any contractor, handyman or home repair specialists. When installing a new plywood floor over an existing floor to strengthen it up, use some common sense and repair the floor correctly or don't do the job at all.

I wrote this article for contractors to have a little more sympathy for the homeowners you are working for because sometimes they can't see the whole picture like you can. I also wrote this article for homeowners to listen to your contractor carefully when he is explaining a potential problem that you can't visualize further down the road. Types of Building Foundations - Fallbrook Home Construction

When deciding on which type of foundation (basement, crawl space, or a slab) for your new home, there are many different factors to consider. In some parts of the country full basements will be the norm (most common in the north), while others will have slab foundations (most common in the south) and still others will have crawl spaces (most common in the central regions). Many people, because of local soil and groundwater conditions, often have only one or two options when it comes to house foundations. In certain places, constructing a full basement means blasting through solid rock. In other places, the ground water table may be lurking just a few feet below the surface limiting these folks to a simple slab on grade.

Keep in mind, that if you are planning a crawl space, and all of your neighbors have basements, your house may be more difficult to sell unless you are prepared to lower the price. This is simply a value/price perception issue since many people feel that having a full basement gives them more room even if it is used only for storage purposes. And of course, the potential is always there for someone to finish the basement and add extra living space at some time in the future.

The concrete slab choice is attractive to builders because of its relatively low cost. Excavation is kept to a minimum and the construction schedule can often be accelerated. The day after the slab is poured, wall framing can often begin. But slabs come with some negatives. Typically, plumbing drainage and water supply lines are buried beneath the slab. If something goes wrong or a leak develops, repairs can be costly. Heating or cooling ductwork buried underneath the slab (not recommended) can sometimes fill with water during wet seasons. Should this happen, fungus can form and spores might be blasted into the home each time the HVAC starts up. Thermal conduction issues are always present. Slabs poured in colder climates can conduct cold back into the house unless special precautions are taken when built. Homes built on slabs often offer little protection during tornadoes or hurricanes, unless a special masonry or concrete safe room is built within the house. These safe rooms can be designed as a large walk-in closet.

A crawl space foundation is a step or two above a slab foundation. Generally speaking, a footing needs to be poured and short foundation walls are built to support the home. Crawl space foundations allow you to install plumbing and HVAC systems so that they are accessible. The floor system over and the foundation walls inside of the crawl space almost always need to be insulated. A vapor barrier must be placed over the soil in the crawl space to control moisture, preferably one that is sealed at its seams & to the foundation walls. If this vapor barrier is missing, water vapor will readily travel up into the wood floor system and then into the house. This water vapor can cause severe mold problems. Homes built over crawl spaces offer minimal protection in severe weather unless you can install a floor access door in a closet that allows quick entry into the crawl space, assuming there is sufficient clearance.

As for basements, ask any homeowner who has a dry full height foundation and they will often tell you they would never be without one. The cost per square foot for this bonus space is often a fraction of what you pay for the living space stacked above it. If you do an actual cost analysis of a full height foundation versus a crawl space, you will find it costs very little to upgrade to the full foundation. Typically, full basements make a house more attractive to potential buyers.

A full foundation offers superb protection in the event of severe weather. It is not difficult to keep basements dry, even in extreme wet weather. The builder simply needs to install a proper drainage system around the perimeter and to apply a real waterproofing material such as synthetic rubber or liquid asphalt that has rubber additives. These materials can bridge small hairline cracks that might otherwise leak water. If you intend to finish off the basement space at a later date, be sure to install a true waterproofing material not the traditional hot asphalt damp-proofing spray.

If you can afford the extra cost, ask your builder to consider extra height foundation walls that allow you to have a clear ceiling height of eight feet or more beneath any and all beams that support floor joists, so that finishing the space at a later time will be easier and provide proper ceiling height.

These references should also contain reference measurements like room width, room length and ceiling height. While you're measuring, don't forget to measure door widths and sketch out the locations and measurements for wall electrical outlets, hearing and air conditioning vents and registers.

With the current schedule of communication changes, especially HDTV, many consumers are purchasing new, larger screed HDTV units. While the sales people are very helpful at suggesting a larger screen format, you may find that it is just too big for the space available!

Keep Your Windows Sliding - Home Tips

If you're having problems with your Windows opening and closing, you can apply a little wax on the tracking. It's been a long time since anyone has used this trick, I thought I would share it with homeowners and professionals alike. My grandfather was a master Carpenter and he always had a small candle in his nailbags or toolbox.

I personally have tried wax, grease, silicone lubricant, oil, vegetable oil and wax seems to work about the best. I sprayed silicon lubricant on my windows and within a few months there was a nice collection of dirt, where I had applied the lubricant on the tracking and it was gummed up around the operating parts of the window. The dirt eventually made the window harder to slide and needed to be disassembled, cleaned and reassembled.

I've used silicon lubricant on quite a few things and had the same results. Wax can also attract dirt but somehow doesn't seem to collect as much of it as oil, grease and other lubricants.

Wax used as a lubricant often works best on horizontal sliding windows, these are windows that slide right to left and you will need to lubricate the tracking that the wheels roll on. Some windows have teflon inserts on the section of the window that slides. Either way you can apply the wax to the bottom of the window track and soon you will have a window that slides back and forth with ease.

If you apply the wax and it doesn't help the window slide easier, you could have a problem with the rollers on the window, teflon inserts or the tracking. Sometimes the window tracking and rollers just need to be cleaned in order for the window to slide effortlessly.

With the recent hurricanes in the southern United States the number of flood vehicles entering the market has skyrocketed. Many of these vehicles have been declared as salvage by insurance companies who have paid off the original owner of the car under a claim. There are steps you can take to protect yourself from buying these salvaged vehicles that have extensive water damage.

Many people may not realize they have bought a flooded car until they take it to get insured. They then find out that their agent can't even issue them an insurance rate quote because of the salvage title on the vehicle. Since used cars are usually sold "as is" there is very little recourse the buyer has at this point other than to try and get the vehicle road-worthy and go through a length inspection process with the state motor vehicle bureau that is required for a vehicle with a salvaged title.

So how can you protect yourself from buying such a car? One of the easiest ways is to obtain a vehicle history report from a firm like CARFAX which tracks flooded vehicles and other types of damage. You can also do some detective work yourself on the vehicle if you have doubts. Look inside the engine compartment and see if there are any tell-tale water mark signs that might indicate high water levels. Next, check under carpeting to see if there is mold or any presence of water staining. Finally, inspect the electrical system thoroughly. This is where most water problems show up first as electricity and water are not exactly the best of friends.

You can protect yourself from purchasing a flooded vehicle by being a diligent consumer. If you suspect a car or truck has been water damaged just walk away from the deal.

Gutter Leaf Guards - Home Tips

Gutter leaf guards are meant to keep leaves off gutters. This is because the leaves block the water in the gutter making them overflow. Gutter leaf guards are not only made for leaves, they keep off debris and any other objects that fall on the roof. In addition, they prevent the debris from rolling into the gutters or people's yards.

There are various types of gutter leaf guards. These are gutter screens and surface tension models. Gutter screens are characterized by a mesh that acts as a sieve, which is a barrier to the leaves and debris. Rainwater flows past the mesh ensuring the gutters are always clean. Gutter screens have different sizes of holes and this allows the user to choose the right size they want. Gutter screens with large holes are suitable for larger debris and sticks while smaller holes are ideal for leaves and small stones. Gutter screens are not that effective. However, since they do not have the small holes that prevent small debris like sands, they restrict larger debris and big leaves. Another problem is that they need constant cleaning of the restricted debris. This is because if the leaves and the debris accumulate, the holes are closed and they restrict water from flowing past the debris and this causes overflows on the roof. Cleaning the gutter screens is not tiresome, more so during a sunny day when the debris that has collected on the mesh is dry.

Surface tension models are gutter leaf guards that close the gutter opening completely and are close to the roof surface thus they are named 'surface'. They leave a small opening that only allows water to flow through and this makes the surface tension models better than the gutter screens. They have circular rims that are curved backwards and this makes the debris and the leaves that are restricted to roll over to the edge where they accumulate while the water flows through. This is a better method of guarding leaves and debris since the leaves do not collect at the entrance of the water and so there will be no overflows on the roof. The surface tension models too do not restrict the tiny debris like sands and thus there is no a perfect gutter leaf guard. The surface tension model leaf guards are easier to clean since the elevation ensures that debris is collected automatically. Some of the surface tension models are elevated to a greater angle and this drops the collected debris to the ground.

The shape of the roof determines the kind of gutter leaf guard that one uses. The slanting roof is ideal for the surface tension model since the slight elevation allows the restricted debris and leaves to roll over and collect in one place while the gutter screens are ideal for the flat roofs since they catch all the debris that falls from above the roof.

The surface tension models are more expensive than the gutter screens and this makes the gutter screens more common since most people prefer the cheaper gutter leaf guards .

How To Paint Your Inside - Home Repair Tips

Your interior walls are a direct reflection of your home and all that it is. From the moment you enter a home it is the condition of the walls that make such a profound and indelible impression. When walls have been beautifully painted and the color(s) have been tastefully selected to graciously accent the surrounding area; the sight can't be anything short of resplendent. That's the effect that walls handsomely done can have on you.

Your house walls consist of more square footage than your ceilings, floors and everything else; so it is imperative that they should be addressed in a very special way. To neglect to do so would be just short of criminal, I think. Your walls make a statement that can be warm and inviting, or cold, negligent and uninviting...it all depends on you. Here is a guide that can help you give your walls a new and appealing appearance, all the while potentially saving yourself a great deal of money; not to mention the satisfaction that comes along with doing a good job yourself, so let's begin the journey.

PREPARATION

Whether your house interior walls consist of : gypsum board/drywall, plaster, simulated plaster, plywood, or wood paneling; before painting it you will need to prepare the substrate (surface) to receive the paint or finish coat. Herein lies the work, however, some cases may prove to be less demanding then others, but it is so important to get it right here because this literally is the foundation on which you will build, for instance, if your walls consist of drywall or sheetrock, as it is most commonly known; you must inspect it thoroughly before proceeding. Check to see if there are any small holes, cracks, mapping lines; not to mention pits, large holes and possibly failing drywall tape. A careful inspection should shed some light on what you really need to do in order to get the walls ready and worthy to receive paint. And if you do need to remove the existing tape and replace it with new tape, then by all means do so. If you have a large hole in your walls you may need to install a piece of new drywall and finish it out. Sometimes, installing a whole new drywall panel is necessary when the hole is extremely large, but whether you're installing a new panel, partial panel, or just skimming over some areas try to do a good job by keeping your work smooth and neat. After all, every thing that you do at this stage will definitely show up in the finish work. So remember to keep it neat and smooth throughout your repairing and preparation stages.

If your interior walls consist of plaster and repairs are in order, again, smoothness and neatness are the operative words. Superficial or cosmetic repairs to plaster can be done by most homeowners, however, if you have a more serious problems such as: plaster falling to the floor; failing lath, large size crevices and cracks---call a reputable plaster contractor right away! But as I stated earlier, many simple repairs can be successfully done by the homeowner.

Your walls might consist of wood, if that is the case, be sure to take the time to inspect it carefully to see if you have any problems, if so, try to correct them as neatly and professionally as you possibly can. You can fill in dents and small holes with a good wood filler, and then sand it smooth with an electrical sander, or maybe you can hand sand it and avoid using electrical sanders that can quickly cause damage to your wood. And with using any electrical tools always work safely and wear full safety gear. If some of your wood boards or paneling need to be replaced then do so. The key to beautiful walls is properly preparing your substrate to achieve a uniform and symmetrical look...and that applies to any type material that your walls may consist of.

PRIMING YOUR WALLS

Now that your walls have been carefully prepared/repaired and thoroughly cleaned, you are now ready to begin priming. Priming your walls is a very important step in getting your walls ready to paint. To neglect to do this is plain folly in every sense of the word. And to use anything less than a quality primer is truly gambling with the out come of your project.

Problems Walking on an Old Roof

Here's some things to think about before walking on the roof of a house. If you slip and fall off the roof you could get hurt seriously. For your own safety if you have no experience walking on a roof use extreme caution. I would even suggest using a ladder and moving the latter around the perimeter of the house if you are inspecting the roof for damage.

Here's some things to keep in mind before walking on a house roof.

1. If the building is above two stories hire a contractor especially if you think the roof has building damage.

2. If the roof is too steep stay off. This could be extremely hazardous to your health.

3. If the roof is severely damaged and has loose shingles or tiles, this could create a safety hazard as you slip on one of these loose shingles and possibly fall off the roof.

4. You should stay off the roof at all costs if there is snow or ice. Ice obviously is extremely slippery and would be difficult to walk on. The difficulty would be increased if the roof has a steep slope.

5. Now last but not least if the roof is wet you should avoid walking on it until it is dry. I have been on wet roofs before and personally slipped myself losing my balance but not falling off of the roof.

Climbing up on a roof and walking around is not child's play and should be left to an experienced professional . If you feel comfortable walking around on any roof please use caution. If you slip in the middle of the roof there is a good chance you will be able to regain your balance or have time to stop yourself before falling off.

I would suggest using caution near the edges of the roof. If the roof is too steep or you don't feel comfortable, why risk serious injury. Use common sense along with the proper ladders to ensure your safety and "Think before walking on a house roof."

Can You Use Old Concrete To Build A Stairway

What a great idea using your old side walk or driveway to build a nice stairway for your front or back yard. Using the old concrete instead of sending it to the landfill. Wow talk about earth friendly. Who would have thought that using recycled concrete would create a beautiful center piece in your landscaping plans.

That's enough about that lets get to the nuts and bolts of building the stairs. I came across the idea by visiting one of our favorite breakfast stops in Fallbrook. I had been walking down these stairs for quite a while when it dawned on me that the stairs where kind of jagged. When I took a closer look I couldn't figure it out, What kind of building materials did they use.

Then I realized it was recycled concrete in other words someone's old side walk. They even used the old concrete to make some nice planter boxes and retaining walls. The whole area really looks nice. The landscaping created natural look with a old world look to it.

How do I build the stairs using recycled concrete? Simply put first thing you need to do is get some recycled concrete. If you are going to be tearing up a old sidewalk, driveway or patio then you won't have to look far.

If not you can contact some local general or demolition contractors. They would love to have someone haul away their concrete. The reason for this is they have to pay around five hundred dollars for every ten tons hauled away from the jobs they are working on.

The more recycled concrete you need the easier it will be to get it. If you need a lot you will be able to contact a concrete recycling plant and get the phone number to a local contractor that hauls broken up concrete to their plants. These people can drop off a large load if you have a large area to drop it.

Remember that most contractors don't want to be bothered because they are busy working or planning on working. The easier you can make it on the contractor the more likely you will get what you want from them. They usually aren't interested in doing extra work just to make you happy. You can get a lot by being courteous from most people.

Now that you have the concrete you can start building. The concrete will be stacked on top of the other concrete to form the steps. Depending on how long of a stairway you are building you will have to level the dirt and stack the recycled concrete to make the stairs.

Ceramic Tile Over Linoleum

Ceramic tile installation over many materials will work just fine. But will ceramic tile over linoleum work? That's a good question and the answer is ... it depends!

Probably the most important step in a successful tile installation project is preparing the backing - the surface over which the tile will be installed. Save time and money by properly preparing the backing so that's it's solid and of the right material. Backings must be flat, solid, smooth and clean. Install tile over a springy surface and you'll have a failure. Any movement will produce cracking of the grout and maybe even cracked tiles.

You can install tile over many surfaces including linoleum or vinyl. Tile is also installed often over old tile, plywood, brick, wall board and cement board. As long as the surface is flat, solid, smooth and clean you can use it as a backer. Now the surface may require proper preparation and the proper adhesive. Your tile supplier can help with these decisions.

Ceramic tile over vinyl works if the backing is smooth, clean and tightly in place. Any movement of the flooring will likely crack the grout. Certain types of vinyl flooring are cushioned so that they will flex. These floors will not work because of the movement. A cushioned floor should be covered with plywood or cement board. You could also remove the flooring and eliminate that layer.

Be careful when removing old resilient flooring. Until 1986, many floors contained asbestos, which is a health hazard if fibers are released into the air. The only way to know whether this flooring contains asbestos is to have it tested. The best way is to just assume older floors contain asbestos. Don't sand the floor. Usually the best approach is to tile over the floor. If the floor is loose, just cover it with exterior plywood.

Installing ceramic tile over linoleum will work great with the proper preparation and adhesives. Once you have the right base, installation is just like any other base. It's often the best way to cover older resilient floors.

Fear of Calling A Contractor

Your thinking about remodeling your home. You have asked everyone you know if they have a good contractor they trust or do they know anyone who does. You might have read a few articles like this or visited a couple of web sites to get as much information as you can about dealing with contractors during a house remodel.

Now the time has come for you to take the first step and call one of the contractors. You have spent some time looking through books and magazines to find just what you want done to your house. You have a idea of how much money you are going to spend if the job can be done exactly how you envision it.

You have called the city or county building department in your area to find out what is required from them in the way of building permits. If you have done some of these things you are ahead of most homeowners. There are a few of you that do know what can be done with a rough idea of how much the project will cost. A ball park figure lets say.

Most of the home remodeling Anxiety is caused from the miscommunication or no communication. The biggest problems I have had are from some sort of communication misunderstanding. I have been very lucky with having less than a handful of what I would consider a major home remodeling problem.

Do your best to explain what it is that you want done to your home. This also means understanding what it is exactly in writing what you are going to have done to your house. If you or the contractor do not understand this could lead to a possible anxiety attack and a problem.

Once you hire a home remodeling contractor the next step is to let them do their job. This doesn't mean. If you are watching them tear into a wall and the picture on the other side is about to fall off. Don't bother them. Of course stop them and remove the picture. We all make mistakes. If you see something isn't working out, talk to your contractor about it.

Don't be afraid of your contractor. If you see that what you had in mind isn't working out to your satisfaction. Explain the problem calmly and be to the point. I don't like it when someone beats around the bush and I never get to the problem. I would rather have them yelling at me, telling me what a jerk I am than taking two hours to make a point I have to drag out of them anyway.

If you do come to a problem that neither one of you can solve or you think the other one is at fault for whatever reason. You can contact the Department of Consumer Affairs and explain your situation to them. There is a good chance if you need a arbitrator they will set up a time and day for you and your contractor to meet. The arbitrator will come to a final decision for the both of you and that will be final. Of course their is always the Supreme Court... Well we don't want to go that far do we.

Most of the time if you have everything in writing in the form of a contract you shouldn't have any problems. If you do there is a great chance they will be able to be resolved quickly.
Doing major remodeling to your home can be extremely stressful at some points. Listen to your contractor when he is giving you advice on how to deal with the stress. He is a good source of wisdom especially if he had been doing it for years.

Resolving home remodeling anxiety will be a little more difficult during the construction process. It is very important to think the remodeling project through all the way to the end if you can. Try to think about worst case scenarios and figure out the best possible solutions before they happen.

Warning: Remember that electricity is very dangerous and will kill you in a heartbeat. Electricity can also start fires very easily, and fires can also kill you. The best way to get your home wired is by a certified professional who knows your local codes.

We have now a plan and we need to look at the design piece of our new Home Automation. The first step is to do an assessment by answering several questions:

  • Wiring and Networking:
    • What is the house status? (being built, being remodeled, old construction, new construction)

    • The status will affect greatly the type of wiring we will select. We had a complete home remodeling and all the walls were open. We had the opportunity to install 1" orange cable tubing in every room, this allow pulling any type of cables within minutes. We have Cat6 cable, Fiber Optics, TV and audio/video cables.

    • Existing construction may not offer the same flexibility and going wireless will become the solution.

    • In old construction the quality of the power line is not high quality and will definitively impact transmission such as X10. Ask a certified electrical professional to help evaluating your existing wiring to make sure it's still meets 'code'. Don't be afraid to spend money on your electrical wiring, it will pay back later.

    • For this project we will choose an existing old construction with up to local code wiring. The network will be wireless as well as security and monitoring. Z-Wave being too expensive, Home Automation will be based on Insteon and/or UPB equipment.

  • Lighting
    • Planning for this section is quite easy and interesting. We need to select for each room the type of switches we need and as we will implement security, monitoring and multimedia distribution we will use a control unit to manage all functions.
    • Control Units - we recommend 2 different brands Cortexa Technology and HAI. The Cortexa is more IP network based while HAI is more versatile on the security part. For this project I would use HAI which offer two main lines: Lumina and Omni. The Lumina is more limited on the security side but it connects to existing security systems. The Omni offers a complete solution from lighting to security and fire system.The Omni IIe Pro will be my choice as it has the most features and won't limit our future ideas.
    • Based on this control unit selection, the technology we will use UPB for lighting control. The cheaper X10 won't work very well in an old electrical wiring environment.
    • Now let look at the need for each room to replace existing switches.
      • Bedrooms - one switch and one or 2 side lamps
        The switch can be dimmer or non-dimmer, side lamps will need lamp modules dimmer or non-dimmer as well.
      • Dining and Living rooms - one switch per room and may be some floor and table lamps with the same dimming status as for bedrooms.
      • Play room - two high wattage switches and may be several floor and table lamps.
      • Family room - three high wattage dimmer switches, several floor and table lamps and why not adding a nice LCD control panel to create lighting scenes.
      • ...etc for each rooms including bathrooms
      • Outdoor lights - replace existing switches with non dimmer high wattage ones plus two or three non-dimmers modules for Xmas lights as well.

    • We have a list of material to purchase - but don't buy anything yet!

  • Heating and cooling
    • To plan this section we will base it on a 3 zones heating and cooling system. One for the main floor, one for the second floor and one for the basement.
    • First we need to verify with a certified professional that the current heating cooling system can support multi-zoning and that the house and the furnace don't need too much modification.
    • For this project all is needed is 6 motorized dampers, a 4 zone control panel for the furnace and 3 RC-90B thermostat as the furnace is a single stage. We can upgrade to RC-2000 with humidity control.
    • Thermostats will need to be connected to the furnace control panel and to the HIA control unit. Some wiring to add here.
    • The RC-90 and RC-2000 accept external temperature sensors. These sensors installed in bedroom will allow to adapt the floor temperature to the lowest or most important room - Master bedroom or baby's room for example - additional wiring will be required to these rooms.

House Drywall Application - Home Building Tips

Let's start with the basic eight-foot sheet of drywall. Most drywall contractors apply drywall horizontally however I have seen some contractors working with metal stud framing install 10 foot sheets of drywall vertically.

The reasons for installing the 10 foot sheets of drywall up and down or vertically in this situation are quite simple. There is no structural strength required in these walls because they are simply partitions dividing rooms and usually the drywall only needs to be finished up to 9 feet. This is the only time I have seen drywall ran vertically.

In a wood framed house the drywall actually adds a little sheer value to the home itself.

The manufacturer suggests installing eight-foot sheets of drywall horizontally. The horizontal application of drywall means installing the 4 foot side of the drywall up and down and the eight-foot side of the drywall side to side.

What is the reason for installing the 4 x 8 sheets horizontally?

When it comes to finishing the drywall the 4 foot seams that run up and down or vertical will not be as noticeable as a seam running up and down the entire wall. If you haven't read one of my last articles on eye level window setting then let me give you a brief eye level education.

A person 5'8" in height will be more apt to notice things between 4'6" off the ground and 6'6" off the ground. If we ran the drywall vertical there is a good chance the eyes would be able to pick up any finishing flaws in the drywall. Running the drywall horizontally will just put us a little out of range from the lower eye level of 4 foot six with our finish.

Another reason for installing the drywall horizontally is there is a good chance your eyes would be able to pick up four foot lines in the wall going from floor to ceiling quite easily. On older homes you will see lines in the ceilings about every 24 inches. This is because the plaster or drywall ceilings is starting to sag in between the ceiling joist.

These lines are difficult to do anything about once the drywall is finished. The only alternative you would have is to remove the ceiling and re-drywall and finish it.

Drywall ran vertically will tend to crack easier than staggered drywall ran horizontally. The four foot section of drywall is stronger than the 8 foot section. If you stagger your drywall breaks every four feet this will increase the strength of your wall as well.

Try not to break the drywall at any door openings. The door openings seem to crack easily from the corners working their way towards the ceiling. Let the drywall run over the doorway and then cut the doorway out leaving the rough door opening during wallboard installation.

Many contractors use a blank sheet of paper (or worse yet, the back of an envelope), or construction estimating forms, or just a word processor to estimate their jobs. There are also cost books that have thousands of prices in them that are used by many contractors to create estimates for their jobs. If this is you, you're probably losing thousands of dollars every year.

After talking with thousands of contractors over the years it's clear to me that this type of estimating is not the best way of doing it. The challenge is that it's difficult to spot duplications and missing items in your estimate, if it's more that a couple of dozen items.

I believe that the best way to create your estimates, no matter how you do them, it to do them by, what I call, sections. Many people have different names for section, like tasks, classes, categories and so on. Simply put, sections are a way of organizing your estimates in a way that reduces the probability that you'll make an error. Sections are, for example, Site Preparation, Foundations, Framing, Roofing, Electrical, Landscaping, and so on.

The reason this reduces you likelihood of making an error is that every item you add to the estimate is put into a section. Digging and pouring the foundation and items associated with that go into the Foundation Section. All the framing items (labor and materials) go into the Framing section, Roofing items go into the Roofing section, and so on.

So, let's take a look at how this works. As preparing the estimate you put each of the items into the appropriate section. It's also a good idea to total your costs for each section as well.

When you've finished the estimate, you now go back and review each section. Looking at the total for each section gives you an idea if you're in the right ball park to begin with. Then you review each of the items in each section to make sure you don't have any duplicate items. As you're reviewing each section you finally review that everything you need to complete, for example, the foundation is in the Foundation section. You go through each of the sections to confirm that you've got everything you need in the estimate you're going to give to your prospect.
